"Furnished" is the least policed word in Toronto rental listings. It can mean a room fitted out to live in from the first night, or a bed frame against a wall and nothing else. The word costs a landlord nothing to use, so the only useful question is what is actually in the room — and in the kitchen, which is where most furnished listings quietly stop.
The full inventory
In the room: a bed, a study desk with a task lamp, a wardrobe and shelving. Every room has a window, and the door locks.
In the suite, shared with the two other residents: fridge, oven, microwave, dishwasher, kettle, pots, pans, plates and cutlery. A living space with somewhere to sit. A bathroom.

What furnishing it yourself actually costs
Price the alternative honestly before deciding furnished carries a premium. An unfurnished room means a bed, a mattress, a desk, a chair and storage. A kitchen that may contain nothing. Delivery for whatever does not fit in a car. A hydro account, and an internet contract that usually wants a two-year term.
Then at the end of the lease you sell it at a loss or pay to move it. For a stay with a defined end — a term, a placement, a first year in the country — that is money and several weekends spent on furniture instead of on the reason you came.
Rooms here start at $220 a week with everything above included. One number, one signature, nothing to buy and nothing to sell.
Four questions that separate real listings from the rest
- What is in the kitchen? Ask specifically. This is where "furnished" most often means an empty room with a fridge.
- Is the internet installed and paid for, or just available? "Internet ready" means there is a jack in the wall.
- Are the photos of this room, or of a show suite? Ask to see the actual floor.
- What is due before you get a key? Here it is published before you apply: $200 at application, $150 key deposit at signing which comes back with the keys, first month's rent, and last month's rent if you are approved without a guarantor.

Furnished in a 2023 tower, not a converted house
Most furnished rooms in this city are in houses built for one family and later divided. That is why they are cheap, and also why the heating is uneven, one bathroom has a queue and there is nowhere to be except your bedroom.
