"Co-living" is used for at least three different things in this city, and they have very little in common beyond the shared kitchen. It is worth being precise, because the version you end up in decides whether you are living in a managed building or in someone's spare room with a brand on it.
The three things people mean
Converted houses. A family home divided into as many bedrooms as the walls allow. Cheapest, and the most variable — the quality is whatever the individual owner decided.
Managed suites in a rental building. An operator leases whole suites in a purpose-built tower and lets the bedrooms individually. You get the building's systems and amenities and a single party who is responsible.
Serviced short-stay. Hotel-adjacent, priced by the night or week, aimed at business travel. Comfortable, and several times the cost over a term.
Hive is the middle one. The towers at Weston and Finch were completed in 2023 as purpose-built rental, and we lease whole suites and let the three bedrooms in each individually.
Co-living or your own apartment
A studio gives you a door nobody else opens. It also means a lease in your name, a hydro account, an internet contract, furniture to buy, and in most of Toronto a monthly figure well beyond a room in a shared suite.
Co-living trades privacy for cost and for everything being handled. One rent, one signature, nothing to set up on arrival and nothing to sell when you leave. If you are here for a defined stretch — a term, a placement, a first year in the country — that trade is usually the right way round. If you are settling for years and can afford the difference, it may not be.
Questions worth asking any operator
- How many people share the suite? Three bedrooms and five bedrooms are different lives at a similar price.
- Is the lease individual or joint? On a joint lease, someone else leaving can become your bill.
- What is genuinely included, and what appears later as a separate account?
- Who fixes things, and how fast? Ask what happens at eleven at night when a lock fails.
- How are suitemates matched — deliberately, or by whichever bed is empty?
- What is the shortest term, and what does leaving early cost?
How this building answers them
Three bedrooms to a suite — never four; the city caps it there. Individual leases, so no one else's departure lands on you. Hydro, heat, air conditioning, water and a minimum 1 Gbps line included in the weekly rate. A resident manager in the building, who replies to applications within two business days. Matching by schedule and sleeping hours if you apply alone. Four months minimum, available all year.
