Off-campus housing in northwest Toronto.

A furnished room on a light-rail line, on a term that matches the academic year, without a Canadian credit history.

Student housing in Toronto usually means one of three things: a residence room you leave every summer, a basement in a house that was never meant to hold five people, or a lease you cannot sign because you have no credit history in this country. This is a fourth option, and it is worth understanding what it trades away.

Getting to campus

Line 6 Finch West opened in December 2025 and runs along Finch Avenue from a stop about five minutes' walk from the door. West it goes to Humber College — roughly thirty minutes. East it reaches Finch West Station on Line 1, which is where every other trip in the city starts.

Be honest with yourself about downtown. St. George is fifty-five minutes to an hour door to door, by light rail and then subway. If your campus is in the core and you have nine o'clock lectures every day, budget for that commute before you sign rather than after. If your campus is Humber, or your placement is in North York or Vaughan, the geography works strongly in your favour.

It is not a residence, and that is the point

The towers opened in 2023 as purpose-built rental, not as student accommodation. That is why there is a fitness centre, a games room and a parcel room at all, and why the finishes are what they are.

What you give up compared with a residence: you are not a two-minute walk from a lecture hall, and there is no meal plan. What you get: a room that is yours in July as well as January, a building that is not emptied and cleaned out every spring, and neighbours who are not exclusively eighteen. Undergraduates, graduate students, people on co-op terms and hospital staff all live here.

Applying without a Canadian credit history

This is the wall most international and exchange students hit. The standard Toronto lease application assumes a credit file and a guarantor who lives here, and a first-year student arriving from abroad has neither.

Here there are two routes. With a guarantor, the guarantor is the security and nothing further is asked. Without one, approval is on income — and in that case last month's rent if you are approved without a guarantor. Terms that fit an academic year

The shortest lease is four months, and it is available all year — not only over the summer. Four months is one Ontario academic term, which makes it the usual choice for exchange students and for anyone on a single-semester placement.

Stay longer and the monthly rate is lower. Most residents stay somewhat over eight months, and a good number move up a room type without leaving the building.
