Deluxe Small

Private bedroom, the smallest of the Deluxe range. The cheapest room in the building with a door that locks.

A private bedroom on the small side: a lockable door, a full exterior window, a full-size bed, a wardrobe and a desk. It has the least floor area of the four Deluxe rooms, and it is the cheapest way to stop sharing a wall with the rest of the suite. The kitchen and the bathroom are still shared with two others.

Single occupancy

One resident, on one lease. We do not let any room to couples and there is no second-resident option. If you are arriving as a pair, apply together for two rooms in the same suite.

Where the floor area goes

The Deluxe rooms in these towers were not built to one size, and Small is the bottom of that range. Everything a Deluxe has is here — the lockable door, the exterior window, the full bed, the wardrobe, the desk and its task lamp — there is simply less clear floor between them. If you want room for a chair that is not the desk chair, look at Deluxe Big or Premium.

Why we publish no measurements

Every room in the building is being re-measured and we would rather show you nothing than a number we guessed at. Ask to see the specific room before you sign: the rooms in this grade differ from one another, and the one on offer in September is not the one in the photographs.

What you gain over a Flex Plus

A door that locks rather than slides, and a full exterior window rather than a partitioned aspect. That is fifteen dollars a week, and it is the largest single jump in privacy anywhere on this list.

Who takes it

People who have already done a year in a partitioned room and decided they want a door, but would rather spend the difference on something other than floor area.

What the rent covers

  • Furniture and linens. Bed, mattress, desk, chair, lamp, wardrobe, sheets and towels. Nothing to buy, nothing to sell when you leave.
  • Hydro, heat, water, A/C. Every suite has its own thermostat. No accounts to open, no bills, no seasonal spikes.
  • High-speed internet in every unit. We install and pay for the connection ourselves — a minimum 1 Gbps line into each unit, shared by its three residents. Fast enough for a video call and a download at the same time.
  • Amenity access. Fitness centre, games room, lounge, theatre and the terrace, included in rent for every resident.
  • Laundry on site. Machines on the resident floor, card-operated, no basement queue at midnight.
  • Maintenance. Report it in the resident portal. Urgent work is same-day; anything else is scheduled within 72 hours.

What you pay to move in

A $200 processing fee, a $150 key deposit, and first month's rent. Last month's rent is collected only from residents approved on income rather than a guarantor. If you have a guarantor we do not ask for it. Where it is collected it is the rent deposit, and it pays for the final month of the term. No brokerage commission. Nothing else appears at signing.
