Book a viewing
In person or over video, seven days a week. You will be shown the floor you would live on, not a model suite in a different building.
Hold it for 48 hours
Reserve takes a room off the board while you decide. No card, no fee, no obligation. If you change your mind, tell us and it goes back.
Apply
A short form, a piece of photo identification and proof of enrolment or employment. A resident manager reads it and replies within two business days.
Sign and move in
The lease is digital. One month's rent as a security deposit, first month on the start date, and your key card is ready at the desk.

What is the shortest lease you write?
Four months. Most residents sign for eight or twelve, which is when the monthly rate is lowest, but a four-month term is available all year and is the usual choice for exchange students and summer interns.
Is anything charged on top of the rent?
No. Hydro, heat, air conditioning, water, wi-fi, furniture, amenity access and common-area cleaning are all inside the weekly rate. There is no application fee, no brokerage commission and no key deposit. The only money that changes hands beyond rent is a security deposit equal to one month, returned at the end of the term.
Do I need a Canadian guarantor or credit history?
No. We work with international students and newcomers every week and neither is required. You will be asked for photo identification, proof of enrolment or employment, and — if you have no Canadian banking history yet — a larger portion of rent paid up front, which is credited against the term.
Can I choose who I share a suite with?
Yes, if you apply together. Groups of two, three or four can be placed in the same suite as long as the rooms are available. If you apply alone we match by schedule, sleeping hours, and whether you cook, in that order.
Are suites mixed or single gender?
Both. Most suites are mixed. A number of floors are kept single gender and you can request one on the application; availability depends on the term.
What furniture comes with the room?
Bed with mattress and linens, a study desk, a chair, a task lamp, a wardrobe, shelving and — in Deluxe, Ensuite and suite room types — a wall-mounted television. Suite kitchens are equipped with a fridge, range, oven, microwave, dishwasher, kettle, pots, pans, plates and cutlery.
How do I get to campus?
The 36 Finch West bus is four minutes from the door and runs east to Finch Station on Line 1. York University and Humber College North are each about twenty minutes. When the Finch West LRT opens, both trips get shorter and the bus stops being part of them.
Can I see the room before I commit?
Yes, and you should. Tours run seven days a week, in person or over video for people who are not in Canada yet. A reservation holds the room for 48 hours at no cost, which is normally enough time to see it and decide.
What happens if I need to leave early?
Tell the resident manager as soon as you know. Leases can be assigned to another resident with our approval, and there is a waiting list for most room types, so in practice a replacement is usually found. Standard Ontario tenancy rules apply either way.
Is parking available?
Yes, in the underground garage, for an additional monthly charge. Spaces are limited and allocated in the order they are requested. Indoor bicycle storage is included in rent.
