Market rental towers that happen to be affordable.
The towers at Weston and Finch opened in 2023 as purpose-built rental, not as student housing. That is why there is a fitness centre, a games room and a parcel room at all, and why the finishes are the ones a market renter would expect rather than the ones a student residence would settle for.
We lease whole suites in it and let the rooms individually. You get a new building at a shared-room price, on a floor with people at roughly the same point in their lives as you.

The things people ask first.
What is the shortest lease you write?
Four months. Most residents sign for eight or twelve, which is when the monthly rate is lowest, but a four-month term is available all year and is the usual choice for exchange students and summer interns.
Is anything charged on top of the rent?
Hydro, heat, air conditioning, water, in-unit internet, furniture, amenity access and laundry access are all inside the weekly rate. On top of rent there is a $200 processing fee, a $150 key deposit, and first month's rent at signing. Last month's rent is collected only from residents approved on income rather than a guarantor. If you have a guarantor we do not ask for it. Where it is collected it is the rent deposit, and it pays for the final month of the term. There is no brokerage commission.
Do I need a guarantor or proof of income?
Yes. Every resident is asked to show either a Canadian guarantor or documented proof of sufficient, regular income — payroll slips, an employment letter, or equivalent. Students are included: family support is welcome, but it does not replace the requirement. We ask because we cannot make an exception quietly. If rent stops, the process to resolve it takes months, and the cost falls on the other residents of the suite as much as on us. Applications without a guarantor or verified income are not accepted. A guarantor also lowers what you pay at signing: we ask for last month's rent up front only from residents approved on income alone.
Can two of us share one room?
No. Every room is let to one resident on one lease, and that applies to every room type — there is no couples rate and no second-resident option. If you are arriving as a pair, apply together and we will place you in two rooms in the same suite where we can.
Can I choose who I share a suite with?
Yes, if you apply together. Suites hold three bedrooms, so a group of two or three can be placed in the same suite when the rooms are free. If you apply alone we match by schedule, sleeping hours, and whether you cook, in that order.
Are suites mixed or single gender?
Both. Most suites are mixed. A number of floors are kept single gender and you can request one on the application; availability depends on the term.
