The Flex layout with roughly twenty per cent more floor area, a full-size bed instead of a twin, and a solid sliding door in place of the panel. The desk gains a bookshelf above it, which matters more than it sounds like it should when you are studying in the same square metre you sleep in.
The difference you feel daily
A full bed means you can sit up against the wall and work without hunching. The extra floor width means a chair can be pushed back from the desk without hitting the bed frame. Small things, but they are the difference between a room you tolerate and a room you use.
Light
Flex Plus rooms are positioned closer to the suite's window wall, so they get real daylight through the day with the door open. Several of them sit directly beside the glazing and catch morning sun.
Best for
Anyone staying two terms or more. If you are here long enough to accumulate books, a second monitor and a winter coat, the storage difference between Flex and Flex Plus stops being abstract.

What the rent covers
- Furniture and linens. Bed, mattress, desk, chair, lamp, wardrobe, sheets and towels. Nothing to buy, nothing to sell when you leave.
- Hydro, heat, water, A/C. Every suite has its own thermostat. No accounts to open, no bills, no seasonal spikes.
- Wi-fi in every room. Managed building-wide network with a dedicated line into each suite. Fast enough for a video call and a download at once.
- Amenity access. Fitness centre, games room, lounge, theatre and the terrace, included in rent for every resident.
- Laundry on site. Twenty machines on the resident floor, card-operated, no basement queue at midnight.
- Maintenance. Report it in the resident portal. Urgent work is same-day; anything else is scheduled within 72 hours.
- Common-area cleaning. Suite kitchens, bathrooms and hallways are cleaned on a rota. Your own room is yours to keep.
