The Flex Basic layout with more floor area, a full-size bed instead of a twin, and a solid sliding door in place of the panel. The desk gains a bookshelf above it, which matters more than it sounds like it should when you are studying in the same square metre you sleep in.
Single occupancy
One resident, on one lease. We do not let any room to couples and there is no second-resident option. If you are arriving as a pair, apply together for two rooms in the same suite.
The difference you feel daily
A full bed means you can sit up against the wall and work without hunching. The extra floor width means a chair can be pushed back from the desk without hitting the bed frame. Small things, but they are the difference between a room you tolerate and a room you use.
The door
A solid sliding door rather than a panel. It latches, it blocks the light from the suite when a suitemate is up late, and it makes the room quiet enough to take a call in.
Corner rooms and balconies
Some Flex Plus rooms sit on a corner of the floor plate where two runs of glazing meet, and a handful of those suites have a balcony off the living area. Two exposures means light from mid-morning until sunset, and on the higher floors the sightline runs clear across the Humber valley. The balcony belongs to the suite rather than to one room, so it is shared with your suitemates the way the kitchen is, and it fits two chairs and a small table. Smoking is not permitted anywhere on the property, balconies included. There are far fewer corner suites than interior ones, so ask when you enquire rather than assuming one is free.
Best for
Anyone staying two terms or more. If you are here long enough to accumulate books, a second monitor and a winter coat, the storage difference between Flex Basic and Flex Plus stops being abstract.

What the rent covers
- Furniture and linens. Bed, mattress, desk, chair, lamp, wardrobe, sheets and towels. Nothing to buy, nothing to sell when you leave.
- Hydro, heat, water, A/C. Every suite has its own thermostat. No accounts to open, no bills, no seasonal spikes.
- High-speed internet in every unit. We install and pay for the connection ourselves — a minimum 1 Gbps line into each unit, shared by its three residents. Fast enough for a video call and a download at the same time.
- Amenity access. Fitness centre, games room, lounge, theatre and the terrace, included in rent for every resident.
- Laundry on site. Machines on the resident floor, card-operated, no basement queue at midnight.
- Maintenance. Report it in the resident portal. Urgent work is same-day; anything else is scheduled within 72 hours.
What you pay to move in
A $200 processing fee, a $150 key deposit, and first month's rent. Last month's rent is collected only from residents approved on income rather than a guarantor. If you have a guarantor we do not ask for it. Where it is collected it is the rent deposit, and it pays for the final month of the term. No brokerage commission. Nothing else appears at signing.
