A sleeping area set off from the rest of the suite by a floor-to-ceiling sliding panel. You get a twin bed, a study desk with a task lamp, a wardrobe and a set of shelves — and you share the kitchen, the living space and the bathroom with two other residents.
Single occupancy
One resident, on one lease. We do not let any room to couples and there is no second-resident option. If you are arriving as a pair, apply together for two rooms in the same suite.
What Flex Basic trades away
It is the smallest room type and the only one with a twin bed rather than a full. The sliding panel closes the sleeping area off from the suite, but it is a panel rather than a solid door, so it damps sound instead of stopping it. If you want a door that latches, take a Flex Plus; if you want a door that locks and a window of your own, the Deluxe range starts fifteen dollars a week above that.
What it keeps
Everything else. Same building, same gym, same laundry room, same elevators, same all-inclusive rent. Flex Basic residents are not housed on a separate floor and there is no separate entrance. The only difference between a Flex Basic and a Deluxe is the room itself.
Who takes it
Mostly first-year students and people arriving in Toronto on a fixed budget who would rather put the difference into tuition, transit or savings.

What the rent covers
- Furniture and linens. Bed, mattress, desk, chair, lamp, wardrobe, sheets and towels. Nothing to buy, nothing to sell when you leave.
- Hydro, heat, water, A/C. Every suite has its own thermostat. No accounts to open, no bills, no seasonal spikes.
- High-speed internet in every unit. We install and pay for the connection ourselves — a minimum 1 Gbps line into each unit, shared by its three residents. Fast enough for a video call and a download at the same time.
- Amenity access. Fitness centre, games room, lounge, theatre and the terrace, included in rent for every resident.
- Laundry on site. Machines on the resident floor, card-operated, no basement queue at midnight.
- Maintenance. Report it in the resident portal. Urgent work is same-day; anything else is scheduled within 72 hours.
What you pay to move in
A $200 processing fee, a $150 key deposit, and first month's rent. Last month's rent is collected only from residents approved on income rather than a guarantor. If you have a guarantor we do not ask for it. Where it is collected it is the rent deposit, and it pays for the final month of the term. No brokerage commission. Nothing else appears at signing.
