If you need somewhere furnished for a few months, two things come up: a furnished room on a lease, and a short-stay rental booked by the month. They look interchangeable on a listing page. They are built for different lengths of stay, and the price reflects that more than the photos do.
They are priced for different clocks
Short-stay rentals are priced against hotel nights. A monthly discount softens that, but the underlying rate assumes turnover, cleaning between guests and a business traveller expensing it.
A furnished room on a lease is priced against annual rental. There is no turnover to fund and no nightly rate underneath it. That is why a room here starts at $220 a week with everything included, and why the gap over sixteen weeks is usually not close.
What the short-stay gives you that a room does not
Be fair to the alternative. A short-stay is usually an entire unit: your own kitchen, your own bathroom, nobody else's washing up. You can book it from abroad in ten minutes, cancel it, and extend a week at a time. If your dates are genuinely uncertain, that flexibility is worth real money.
A room is a lease. Four months minimum, one resident, and a kitchen and bathroom shared with two other people. If your plans might change next month, that is the wrong shape.
Where the line falls
Under about six weeks, the short-stay usually wins on convenience even when it costs more. Nobody should sign a four-month lease for a three-week trip.
From roughly four months, the lease wins on cost, and the things a short-stay does not give you start to matter — a permanent address for your bank and your college, a lease you can show, somewhere your post arrives, and neighbours who are still there next month.
Four months is exactly one Ontario academic term, which is why it is our shortest lease and why it runs all year rather than only over summer.
What the room costs to walk into
Furnished here means a bed, a desk with a task lamp, a wardrobe and shelving, plus a suite kitchen with fridge, oven, microwave, dishwasher, kettle, pans, plates and cutlery. Hydro, heat, air conditioning, water and internet are in the rate.
