Deluxe Big

Private bedroom, the largest of the standard Deluxe range. A Deluxe with enough floor left over to furnish.

The top of the standard Deluxe range: a private lockable bedroom with a full exterior window, a full-size bed, a wall-mounted television, a double wardrobe and a desk — and, unlike the two smaller grades, floor left over for an armchair. The kitchen and the bathroom are shared with two others; if you want the toilet to yourself as well, that is Deluxe Premium.

Single occupancy

One resident, on one lease. We do not let any room to couples and there is no second-resident option. If you are arriving as a pair, apply together for two rooms in the same suite.

What the extra floor buys

A chair that is not the desk chair. A drying rack that does not have to be folded away every morning. A suitcase that lives under the bed rather than taking half the wardrobe. None of it sounds like much until you have spent a winter term in a room where the only place to sit is the bed.

Same fittings, more room

Nothing is upgraded relative to a Deluxe — the bed, the wardrobe, the desk, the television and the window are the same. You are paying for floor area and nothing else, which is why the gap to Deluxe is fifteen dollars a week rather than the sixty it would be if the specification changed.

Ask to see the room

Floor areas are being re-measured across the building and we publish no figures until they are done. That makes this grade the one most worth viewing in person, or on a video call if you are not in Canada yet.

Who takes it

People staying a year or more, people who work from the room rather than a library, and anyone who has lived in a small room before and knows exactly what they are buying.

What the rent covers

  • Furniture and linens. Bed, mattress, desk, chair, lamp, wardrobe, sheets and towels. Nothing to buy, nothing to sell when you leave.
  • Hydro, heat, water, A/C. Every suite has its own thermostat. No accounts to open, no bills, no seasonal spikes.
  • High-speed internet in every unit. We install and pay for the connection ourselves — a minimum 1 Gbps line into each unit, shared by its three residents. Fast enough for a video call and a download at the same time.
  • Amenity access. Fitness centre, games room, lounge, theatre and the terrace, included in rent for every resident.
  • Laundry on site. Machines on the resident floor, card-operated, no basement queue at midnight.
  • Maintenance. Report it in the resident portal. Urgent work is same-day; anything else is scheduled within 72 hours.

What you pay to move in

A $200 processing fee, a $150 key deposit, and first month's rent. Last month's rent is collected only from residents approved on income rather than a guarantor. If you have a guarantor we do not ask for it. Where it is collected it is the rent deposit, and it pays for the final month of the term. No brokerage commission. Nothing else appears at signing.
