Most co-living in Toronto is spread thin: a room here, a room there, whichever landlord answered the phone. It means nobody is really responsible for the place you live in. We took the opposite approach and went deep on one building.
Why this building
15 Vena Way finished construction in 2023 as purpose-built rental. It has the things that make shared living survivable and that older conversions almost never have: enough elevators, a laundry room with twenty machines instead of two, individually controlled heating, a parcel room, and amenity floors that give people somewhere to be that is not their bedroom.
It also happens to sit on the edge of the Humber valley at the corner of Weston and Finch — a part of the city that is well connected, genuinely affordable, and about to get a light-rail line. Being here rather than downtown is what lets a furnished private room start at $205 a week.
The name
The tower holds more than four hundred suites. On the amenity floors a couple of hundred people use the same gym, the same twenty washing machines, the same long tables during exam weeks. Hive is the honest word for that: a lot of separate lives, each with a room of its own, sharing one structure and quietly making it work.
That is the whole proposition. Your room locks and it is yours. Everything past the door is shared with people who are, mostly, at the same point in their lives as you are.
How we run it
- One price. The number on the room page is the number on the lease. We do not add utilities, administration fees or brokerage at the end.
- A manager on site. Not a call centre in another country. Someone who knows which elevator is slow and which suitemate keeps leaving the pan.
- Ontario tenancy law, properly applied. Standard lease, standard rights, deposits returned on time.
- Matching that is actually thought about. If you apply alone we place you by schedule and sleeping hours, not by whichever bed happens to be empty.
Who lives here
Undergraduates at York and Humber, graduate students commuting to St. George, people on co-op terms, nurses at Humber River Hospital, and a steady number of newcomers who need a furnished room in a real building for their first year in Canada. The average stay is a little over eight months. About a third of residents move up a room type without leaving the building.
