Privacy notice

Hive collects personal information in order to answer enquiries, arrange viewings and assess rental applications. This notice explains what we collect, why, and what you can ask us to do about it.
What we collect
- Contact details you give us: name, email address, telephone number.
- Enquiry details: the room type you are interested in, your intended move-in date and length of stay, and anything you write in a message field.
- For applications only: proof of identity, proof of enrolment or employment, and the information needed to prepare a tenancy agreement.
- Basic technical information from your browser, used to keep the site working.
Why we hold it
To reply to you, to arrange a viewing, to assess an application, and to prepare and manage a tenancy if you become a resident. We do not sell personal information and we do not share it with advertisers.
Who else sees it
Only the service providers we need in order to operate: an email delivery service, our leasing and property management system, and — if you become a resident — our payment processor. Each is bound by contract to use the information only for the service they provide to us.
How long we keep it
Enquiries and unsuccessful applications are deleted after twelve months. Tenancy records are kept for the period required by Ontario law after a tenancy ends.
Your rights
Under Canadian privacy law you can ask what we hold about you, ask us to correct it, and ask us to delete it where we are not required to keep it. Write to info@hiveresidences.com and we will respond within thirty days.
Cookies
We use two third-party tools that set cookies, and we would rather name them than describe them vaguely.
Google Analytics counts visits and shows which pages people read. We use it to decide what to write and what to fix, not to build a profile of you, and no advertising features are enabled on it.
The Meta pixel is an advertising tool. It tells Facebook and Instagram that a visit happened, which lets us show our rooms to people who have looked at this site and to audiences that resemble them. It sets its own cookies and receives your IP address. We do not upload customer lists to it and we do not send it anything you type into a form — only the fact that a page was viewed.
You can turn both off. Meta's own controls are at facebook.com/adpreferences, and any content blocker, or your browser's Do Not Track setting, will stop both scripts loading. Nothing on this site depends on either of them — every page, form and booking works with both blocked.
Fonts are loaded from Google Fonts and map tiles from OpenStreetMap; both receive your IP address as part of serving those files.
