15 Vena Way · built 2023

A tower built for renters, let a room at a time.

Thirty storeys of purpose-built rental at the corner of Weston and Finch, finished in 2023. We hold whole suites in it and lease the bedrooms individually, which is the only reason a room in a building like this costs $205 a week.

Inside a suite

Floor-to-ceiling glass, and a thermostat you control.

Every suite has its own heating and cooling, set from a wall thermostat rather than a building-wide schedule. The windows run floor to ceiling, which in a building this exposed means light from three sides of the floor plate and, above the twentieth storey, an uninterrupted view west over the valley.

Kitchens are full size: a proper range and oven, a dishwasher, a microwave and enough counter for two people to cook without negotiating. Floors are wide-plank vinyl throughout, which survives student living better than anything else and is quiet underfoot.

Shared floors

Twelve rooms you did not have to pay for separately.

The amenity floors are the reason this building works as co-living. You are not confined to your suite when you want company, a treadmill or a quiet table.

Fitness centre

Three connected rooms across the second floor — cardio, free weights and machines — with a window wall the length of the cardio room.

Yoga and stretch studio

A quiet mirrored room beside the gym, bookable by the hour through the resident portal.

Games room

Pool, table tennis, arcade cabinets and a kitchenette. The most-used room in the building after the laundry.

Party room

A private dining room and lounge with a full kitchen, bookable for birthdays and end-of-term dinners.

Theatre room

Tiered seating and a projector. Residents run film nights and, in season, football on Saturday mornings.

Library lounge

Soft seating, long tables and enough power outlets. Quiet hours are enforced during exam periods.

Laundry room

Twenty washers and dryers on the resident floor, with a folding counter and machine-status alerts in the portal.

Rooftop terrace

Barbecues, seating and the reason people take photographs of this building at sunset.

Parcel room

Secure, camera-monitored, open around the clock. Deliveries are logged and you get a notification.

Bike storage

Indoor racks at ground level, with direct access to the Humber valley trail network.

Concierge

Staffed lobby with a resident manager on site during office hours and after-hours emergency coverage.

Pet friendly

Dogs and cats are welcome in one-bedroom suites. Shared suites are pet-free out of fairness to suitemates.

House rules

Short, and actually enforced.

Shared living only works when the rules are few and everyone can count on them. These are all of them.

  • Quiet from 11pm to 8am, every night, extended to all day during the two exam periods.
  • No smoking or vaping anywhere on the property, balconies and stairwells included.
  • Guests are welcome; overnight guests need suitemate agreement and a maximum of three consecutive nights.
  • Clean the kitchen after you use it. Common-area cleaning covers the deep clean, not your pan.
  • Pets in one-bedroom suites only, so nobody ends up living with an allergy they did not sign up for.
  • Rent is due on the first. Pre-authorised debit or e-transfer; no cash.

How leasing works

Come and see the actual floor.

Viewings are on the floor you would live on, not a show suite in another building. Seven days a week, in person or over video.
