Off-campus housing for Humber College, thirty minutes down Line 6.

What the commute actually is, what a room costs with everything in it, and how to apply when you have no Canadian credit history.

Humber residence fills, and it empties every summer. The alternative most students find is a room in a divided house somewhere along the 36 bus, taken in a hurry in August. There is a third option that did not really exist before December 2025, when the light rail opened along Finch Avenue and put this corner of the city thirty minutes from campus.

The commute, honestly

Line 6 Finch West runs along Finch Avenue from a stop about five minutes' walk from the door, west to Humber College. About thirty minutes, on a line that opened in December 2025.

That is a real commute, not a walk across a quad. What you get for it is a room in a 2023 tower rather than a converted house, at a price that exists because this is Weston and Finch and not the Annex.

The same line runs the other way to Finch West Station on Line 1, which is where every other trip in the city starts. If part of your week is downtown, budget fifty-five minutes to an hour each way and decide with that number in front of you rather than after you sign. What a term costs, with everything in it

Rooms start at $220 a week. The rate covers hydro, heat, air conditioning, water and a minimum 1 Gbps internet line into each suite — no account to open, no bill in February, no two-year contract for a stay that might be eight months.

Compare on the same basis when you look elsewhere. A cheaper weekly figure with utilities excluded is not cheaper once a Toronto winter is in it. And a monthly figure is the weekly rate times fifty-two divided by twelve — not times four, which quietly understates the year by a full month.

Move-in is published before you apply: $200 processing at application, $150 key deposit at signing which comes back with the keys, first month's rent, and last month's rent if you are approved without a guarantor. All six room types and their rates are on the room types page.

Applying without a Canadian credit history

This is the wall most first-year and international students hit. The standard Toronto application assumes a credit file and a guarantor who lives here, and someone arriving in August has neither.

There are two routes and both are written down before you apply. With a guarantor, the guarantor is the security and nothing more is asked. Without one, approval is on documented income — payroll slips, an employment letter or equivalent — and in that case last month's rent is collected up front.

Family support is welcome but does not replace the requirement, and there is no quiet exception: applications without a guarantor or verified income are not accepted. It is better to know that in July than to discover it the week before term. How it works sets out the whole sequence.

A term, not a year

The shortest lease is four months and it runs all year, not only over the summer. Four months is one Ontario academic term, which is why it is the usual choice for exchange students and for anyone here on a single semester.

Stay longer and the monthly rate drops. Most residents stay a little over eight months, and a good number move up a room type without leaving the building.

Every room is let to one resident on one lease — no couples, no second-resident option. If you are coming with someone, apply together and we will place you in two rooms in the same suite where we can.

It is not student housing, which is the point

The towers opened in 2023 as purpose-built rental. That is why there is a fitness centre, a games room, a library lounge and a parcel room at all, and why the building is not emptied and scrubbed every April.

What you give up against residence: you are not two minutes from a lecture hall and there is no meal plan. What you get: a room that is yours in July as well as January, and neighbours who are not exclusively eighteen — graduate students, people on co-op terms, hospital staff. A suite holds three bedrooms; you share the kitchen, the living space and the bathroom with two people, and your own door locks.
