The people who found housing in June are unpacking. If you are reading this in the first week of September without a room, you are in a market that has already been picked over — but not an empty one, and the panic is the part most likely to cost you money.
What is realistically left
The cheapest grades go first, everywhere, every year. What tends to remain in September is the middle and upper end of a building's range, plus whatever comes free from a cancellation.
Here the range starts at $220 a week, and the room actually available to you this week may not be the one at the bottom of it. Ask what is free for your date rather than which type is cheapest — in September those are different questions.
The two mistakes a late search causes
Paying a deposit on something you have not seen. Urgency is exactly what a rental scam is built for. Never send money for a room you have not viewed, in person or over video, from someone who will not name the building.
Signing a year to solve a month. If you need somewhere now, a twelve-month lease is a large commitment made under time pressure. Our shortest term is 4 months — long enough to be a real tenancy, short enough to reconsider in the spring.
How quickly this can actually move
The application is digital, and a resident manager reads every one and replies within two business days. You will need photo identification, proof of enrolment, and either a guarantor or documented income — having those ready is the single biggest thing that shortens the wait.

If the commute is what is stopping you
Line 6 Finch West runs from a stop about five minutes away, west to Humber College — about thirty minutes — and east to Finch West Station on Line 1. Downtown is fifty-five minutes to an hour.
In September that trade is worth pricing honestly. A longer commute from a room you can afford, in a building you have seen, beats a shorter one from something you signed in a hurry.
