Every listing in this market says all-inclusive and most of them mean something slightly different by it. The useful version of that claim is not a longer list of what is included — it is a short, honest list of what is not. This is ours.
Parking is extra
There is an underground garage and a space costs an additional monthly charge on top of the rent. Spaces are limited and allocated in the order they are requested, so if you are bringing a car, ask when you apply rather than after you move in.
Most residents here do not keep one. The Line 6 stop is about five minutes' walk, and the rent already covers everything a car would otherwise compete with in the budget.
The one-off costs at the start
These are published before you apply rather than produced at signing: $200 processing when you apply, $150 key deposit at signing which comes back when the keys do, and first month's rent. Beyond that, last month's rent if you are approved without a guarantor.
There is no brokerage commission and no charge for a viewing.
Things you buy once, yourself
The room is furnished and the suite kitchen is equipped, so this list is short — but it is not empty.
- Bedding and towels. Bring them or buy them on day one.
- Toiletries and cleaning things for your own room.
- A phone plan. Bring an unlocked handset.
- A TTC fare card and whatever your commute costs.
- Food. Obvious, and worth budgeting properly — there are groceries within a short walk along Finch.
What is genuinely inside the rate
So the claim means something: hydro, heat, air conditioning with a thermostat in each suite, water, a minimum 1 Gbps internet line we install and pay for, the furniture, access to the amenity floors and access to the laundry room.
