Two kinds of room

A room in someone's house, or a room in a managed building.

Most Toronto rooms are in divided houses. The differences show up in the things nobody photographs.

Search for a room in Toronto and most of what comes back is a house built for one family and later divided into as many bedrooms as the walls allow. It is the cheapest way to rent a room and sometimes it is fine. The differences are real, and none of them appear in the photographs.

What a converted house does well

It is cheap, there are thousands of them, and you can usually move in next week. If you want a quiet street, a garden, or a landlord who lives downstairs and fixes things himself, a house can give you that in a way a tower cannot.

Being fair about this matters, because the honest comparison is not one-sided.

Where it goes wrong

The failures are structural rather than personal. One bathroom, five people, one morning. Heating designed for a family and now serving rooms with the doors shut. No fire separation between rooms that were never meant to be separate dwellings. Nowhere to be except your bedroom, so any disagreement about the kitchen has nowhere to go.

And when something breaks at eleven at night, the answer depends entirely on which individual owns the house.

What purpose-built rental gives you instead

These towers were completed in 2023 as rental. That single fact decides most of the day-to-day: enough lifts that nine in the morning is not a wait, a proper laundry room, a thermostat in each suite, a parcel room, and two amenity floors so three people working at once are not competing for one table.

A suite holds three bedrooms and never more — the city caps it there and the licence for four is not obtainable. You share the kitchen, the living space and the bathroom with two people, and your own door locks. See the building.

The part that is hardest to check from a listing

Who is responsible. A managed building has one operator, a resident manager on site, and a standard lease. A room in a house might be let by the owner, by a head tenant subletting, or by someone in between, and which of those it is changes what happens when you need something.

Ask directly who you would be signing with, and ask for the answer in writing. It is a fair question and the answer tells you most of what you need to know.
