The co-op housing calendar: when to look, not when to panic.

Ontario work terms run in three fixed blocks. Housing for each one is decided two to three months before it starts.

Placements are confirmed late and housing is searched later still. The result is a scramble every four months, in a market where the cheapest rooms go first and the last ones left are the ones nobody wanted. The calendar below is not complicated, and knowing it is most of the advantage.

Three terms, three windows

Ontario work terms run January to April, May to August, and September to December. Housing for each is decided in the two to three months before it starts.

  • Winter term (Jan–Apr) — look in October, decide by late November.
  • Summer term (May–Aug) — look in February, decide by late March.
  • Fall term (Sep–Dec) — look in June, decide by early August. This is the tightest of the three, because it collides with the entire student intake.

Looking a month earlier than everyone else is worth more than any negotiating you will do later.

Why a four-month lease is the shape that fits

A work term is sixteen weeks. An annual lease is fifty-two. Signing one for a term means paying for eight months you are not there, or finding someone to take it over in a city you have just arrived in — which is your problem, not the landlord's.

Our shortest lease is four months and it runs all year, not only over summer. It is the same standard lease everyone else signs; it simply ends when your term does.

What to have ready before you enquire

The application asks how you will cover the rent, and that is the field that decides everything. Have one of these ready:

  • A guarantor, or
  • Documented income — an offer letter for the placement, payroll slips, or equivalent.

A signed co-op offer letter is usually enough on its own. Family support is welcome but does not replace the requirement, and applications without either are not accepted — better known in June than in the last week of August. How it works has the sequence.

Booking from another city or country

You can view over video and apply before you land; the whole application is digital and a resident manager replies within two business days. Rooms start at $220 a week, everything included, so there is nothing to arrange on arrival — no utility accounts, no internet appointment, no furniture.

You collect a key card at the desk and cook dinner the same night.
