Master with Private WC

Largest bedroom, private toilet and basin in the room. Single occupancy, a queen bed, and no queue for the toilet.

$375per week, all in

Queen bed · full exterior window · private wc in room · shower shared with 2

The largest room in a three-bedroom suite: a queen bed, a full wardrobe wall, a desk, and floor left over for an armchair. Inside the room there is a private toilet and hand basin, so the small interruptions of a shared suite mostly disappear. The shower and the kitchen are still shared with your two suitemates. This room is let to one resident only.

What the private WC changes

It is not a full bathroom and we would rather say so plainly: there is a toilet and a hand basin in the room, and the shower is the shared one. What it removes is the queue at eight in the morning and the walk down the hall at two in the morning. That is most of the friction in a shared suite, but it is not all of it.

The room itself

A queen bed rather than a full, a wardrobe wall rather than a single double, and enough floor left over for a chair that is not the desk chair. If you are working from the room rather than a library, this is the only type with space to do it comfortably.

Single occupancy

One resident, on one lease. We do not let this room to couples and there is no second-resident option. If you are arriving as a pair, apply together for two rooms in the same suite.

Rent deposit$1,625, being last month's rent — collected only if you are approved without a guarantor, and it pays for your final month

What the rent covers

  • Furniture and linens. Bed, mattress, desk, chair, lamp, wardrobe, sheets and towels. Nothing to buy, nothing to sell when you leave.
  • Hydro, heat, water, A/C. Every suite has its own thermostat. No accounts to open, no bills, no seasonal spikes.
  • High-speed internet in every unit. We install and pay for the connection ourselves — a minimum 1 Gbps line into each unit, shared by its three residents. Fast enough for a video call and a download at the same time.
  • Amenity access. Fitness centre, games room, lounge, theatre and the terrace, included in rent for every resident.
  • Laundry on site. Machines on the resident floor, card-operated, no basement queue at midnight.
  • Maintenance. Report it in the resident portal. Urgent work is same-day; anything else is scheduled within 72 hours.

What you pay to move in

A $200 processing fee, a $150 key deposit, and first month's rent. Last month's rent is collected only from residents approved on income rather than a guarantor. If you have a guarantor we do not ask for it. Where it is collected it is the rent deposit, and it pays for the final month of the term. No brokerage commission. Nothing else appears at signing.
