Why the corner matters
Corner suites are the only ones on the floor with light from two directions. In a building this far north, where December daylight is short, that is the difference between a room that feels bright and a room that needs a lamp at three in the afternoon.
The balcony
The balcony belongs to the suite, not to a single room, so it is shared with your suitemates the way the kitchen is. It fits two chairs and a small table. Smoking is not permitted anywhere on the property, balconies included.
Availability
There are far fewer corner suites than interior ones, so Balcony Flex rooms are usually spoken for a term ahead. If none are showing as available, ask to be put on the list — we contact people in order when one is given notice.

What the rent covers
- Furniture and linens. Bed, mattress, desk, chair, lamp, wardrobe, sheets and towels. Nothing to buy, nothing to sell when you leave.
- Hydro, heat, water, A/C. Every suite has its own thermostat. No accounts to open, no bills, no seasonal spikes.
- Wi-fi in every room. Managed building-wide network with a dedicated line into each suite. Fast enough for a video call and a download at once.
- Amenity access. Fitness centre, games room, lounge, theatre and the terrace, included in rent for every resident.
- Laundry on site. Twenty machines on the resident floor, card-operated, no basement queue at midnight.
- Maintenance. Report it in the resident portal. Urgent work is same-day; anything else is scheduled within 72 hours.
- Common-area cleaning. Suite kitchens, bathrooms and hallways are cleaned on a rota. Your own room is yours to keep.
- No brokerage fee. No application fee, no finder's fee, no key deposit, no administration charge. One month's rent as a security deposit and that is all.
