The largest bedroom in the suite, with its own bathroom behind the door. A queen bed, a full wardrobe wall, a desk, and enough floor left over for an armchair. You still share the kitchen — which is where the good part of co-living actually happens — but the morning routine is yours alone.
What a private bathroom is worth
In a four-bedroom suite, the bathroom is the only real bottleneck. An ensuite removes it. If you start at eight and so does everyone else, this is the room type that pays for itself in sleep.
Room for two
Ensuite Masters are the only shared-suite rooms we will let to a couple. The second resident pays a supplement of $90 a week, which covers the additional utilities and amenity access. Both names go on the lease.
The trade
It is the most expensive room in a shared suite, and at $375 a week it is close to what a bachelor apartment costs further out. What you get for the difference is a building with a staffed lobby, a gym on the second floor and no utility bills to set up.

What the rent covers
- Furniture and linens. Bed, mattress, desk, chair, lamp, wardrobe, sheets and towels. Nothing to buy, nothing to sell when you leave.
- Hydro, heat, water, A/C. Every suite has its own thermostat. No accounts to open, no bills, no seasonal spikes.
- Wi-fi in every room. Managed building-wide network with a dedicated line into each suite. Fast enough for a video call and a download at once.
- Amenity access. Fitness centre, games room, lounge, theatre and the terrace, included in rent for every resident.
- Laundry on site. Twenty machines on the resident floor, card-operated, no basement queue at midnight.
- Maintenance. Report it in the resident portal. Urgent work is same-day; anything else is scheduled within 72 hours.
- Common-area cleaning. Suite kitchens, bathrooms and hallways are cleaned on a rota. Your own room is yours to keep.
- No brokerage fee. No application fee, no finder's fee, no key deposit, no administration charge. One month's rent as a security deposit and that is all.
