North York is not a neighbourhood. It is a former city of roughly eight hundred thousand people, and "a furnished room in North York" can mean a basement off Jane Street or a tower on the subway line. The distance between those two is the whole decision, so it is worth being specific about where something is and what is actually in it.
Where Weston and Finch sits
The northwest corner, where Weston Road meets Finch Avenue West, in Humbermede. The Humber valley is on one side and the Finch corridor runs east–west along the other.
What changed here recently is the train. Line 6 Finch West opened in December 2025 and runs along Finch Avenue from a stop about five minutes from the door — west to Humber College, roughly thirty minutes, and east to Finch West Station on Line 1. For years this corner was priced as though it were poorly connected. It is not any more, and the rents have not fully caught up.
Downtown is honestly a long trip: fifty-five minutes to an hour to the core. If your day is in the financial district that is a real cost. If it is in North York, along Finch, or out towards Vaughan, the geography is working for you.
What "furnished" is supposed to mean
The word is doing a lot of unsupervised work in Toronto listings. It can mean a bed frame and nothing else. Ask what is in the room and what is in the kitchen, separately, before you agree to anything.
Here every room comes with a bed, a study desk with a task lamp, a wardrobe and shelving, and every room has a window. The suite kitchen is equipped rather than empty: fridge, oven, microwave, dishwasher, kettle, pots, pans, plates and cutlery. The internet is already installed — a minimum 1 Gbps line into each suite — so there is no account to open and no installation appointment to wait in for.

What furnishing a room yourself actually costs
Price the alternative properly before deciding furnished is a premium. An unfurnished room means a bed, a mattress, a desk, a chair, storage, and a share of a kitchen that may have nothing in it. Then a hydro account, an internet contract that usually wants a two-year term, and delivery for the things that do not fit in a car.
At the end of the lease you sell it all at a loss or pay to move it. For anyone here on a defined stretch — a term, a placement, a first year in the country — that is money and weekends spent on furniture rather than on the reason you came.
Rooms here start at $205 a week and the rate covers hydro, heat, air conditioning, water and the internet. One number, one signature.
A tower rather than a conversion
Most furnished rooms in North York are in houses that were built for one family and later divided. That is why the listings are cheap, and also why the heating is uneven, the lone bathroom has a queue and there is nowhere to be except your bedroom.
These two towers were completed in 2023 as purpose-built rental. Enough lifts, a proper laundry room, a thermostat in every suite, a parcel room, and two amenity floors. A suite holds three bedrooms — you share the kitchen, living space and bathroom with two people, and your own room locks.

What it costs to move in
Published before you apply, not produced at signing: $200 processing when you apply, $150 key deposit at signing which comes back when the keys do, first month's rent, and last month's rent if you are approved without a guarantor.
